Ganze Portfolios von Non-propertycompanies, ffentlichen Unternehmen und institutionellen Investoren werden verkauft und gekauft, analysiert, bewertet sowie neu kombiniert. Vor allem gro e institutionelle Investoren und Bestandshalter haben Klumpenrisiken erkannt, die es im Rahmen eines aktiven Portfoliomanagements zu steuern gilt. Zur Entscheidungsunterst tzung wird ein EDV-basiertes Immobilien-Portfolio-Management-System ben tigt. Ein Immobilien-Portfolio kann aufgrund der immobilientypischen Eigenschaften imGegensatz zu anderen Assets nicht ausschlie lich nach quantitativen Rendite- und Risikokennzahlen gemanagt werden. Ebenso wenig f hrt die Portfolio-Matrix der strategischen Portfolio-Analyse zu befriedigenden Ergebnissen. Eine wirkliche Portfolio-Gesamtsicht ist durch beide Ans tze nicht gesichert. Inhalt der vorliegenden Arbeit ist eine neuartige Kombination der qualitativen und quantitativen Portfolio-Analyse, wobei die jeweiligen Vorteile genutzt und etwaige M ngel durch eine zus tzliche Absicherung mit der jeweils anderen Analyse sowie mit weiteren Instrumenten vermindert werden. Nach grunds tzlichen Untersuchungen werden beide Modelle auf ihre Tauglichkeit und ihre Umsetzungsm glichkeit f r immobilenwirtschaftliche Anwendungen bewertet und mit Beispielen versehen. Resultat ist die Synthese beider Instrumente in einem modularen Immobilien-Portfolio-Management-System.
